Committed to Green Home Building

When Brad Pitt founded the Make it Right foundation in 2007 to rebuild part of the flood-ruined Lower 9th Ward in New Orleans, he had the future in mind. His plan was to build safe, sustainable and affordable homes for working families.

The challenge to the architects he invited to contribute to the project was daunting. The designers and architects that were invited to contribute to this project were asked to base their work on traditional New Orleans typologies — the “shotgun” single family home, and the “duplex,” a multi-family home. They were asked to make the homes green, affordable, and durable enough to weather the storms to come. They were expected to design homes that would be built using materials inspired by Cradle to Cradle™ thinking and verified to be non-toxic and reusable. And finally, they were asked to design homes that were aesthetically advanced. They recently unveiled their first floating house design.

Our designers and architects are also on the forefront of the green building movement with their exclusive partnership with ENERGY STAR— to design green house plans that meet or exceed their rigorous guidelines. The concept behind the “Designed to Earn the ENERGY STAR—” program was to make it easy for homeowners and builders to build a green and energy efficient home by working from an already approved house plan, rather than hope that their new home would be built correctly and efficiently enough to become ENERGY STAR— rated. Since it made perfect sense to both parties, an exclusive partnership and commitment to promote green building was formed 2 years ago.

Our architects and designers have been diligently creating new green home designs in all architectural styles and in a variety of sizes. While the average green home is 2,700 square feet and under, we have plenty of large, luxury homes that have been designed as efficiently as a home half its size.

To be designated as ‘Designed to Earn the ENERGY STAR®,’ a house plan must be reviewed and approved by an independent Home Energy Rater (also known as a HERS Rater) who verifies that the plan, if built, will result in a home that is at least 15 percent more energy efficient than the 2004 International Residential Code (IRC). Homes Plans that are ‘Designed to Earn the ENERGY STAR®’ also must specify additional energy-saving construction features, such as properly installed insulation and right-sized heating and cooling equipment, that will typically make them 20–30% more efficient than plans for standard homes.

Choosing The Right House Plan

Building a new home will probably be the biggest and most exciting purchase you make in your lifetime. Finding a house plan can be an overwhelming process if you don’t know what to look for. You should be sure that you have chosen a floor plan that is functional, comfortable and meets the needs and lifestyle of your family during various phases of your life.

Before starting your house plan search, you should make a list of all the elements you consider essential to your new home, for example how many walk-in closets, number of bathrooms, placement of master suite, laundry room design, kitchen space, number of garages and how much bonus room you’ll need. While it is easy to get carried away by aesthetics, make sure that your floor plan meets your livability factor and has plenty of flexible space so your home can grow and change with your needs.

It is also helpful to write of list of the things you DON’T want, so you’ll be able to narrow your house plan search. If you know exactly what you want in your new home it is best to go right to the advanced search section, which will make searching for your house plan easier.

If you’ve already purchased a lot for your new home, then you must find a house plan that suits the lot. For sloping lots, you may need a house plan with a walkout basement or you may need to modify an existing plan to add a basement. If you have a narrow lot, the size of your house plan will be restricted to a certain width, especially if you want to have ample outdoor living space. A popular choice for narrow and sloping lots are two-story house plans. We offer a wide selection of two-story house plans, narrow lot plans and sloping lots in a variety of sizes, shapes and architectural styles.

Of course, if you don’t have any lot limitations, you can enjoy browsing all house plan collections and architectural styles.

Once you’ve narrowed your search of house plans down to a handful, it is best you meet with your home builder to see if the plans you’ve chosen are realistic – do they meet your lot specifications, budget and will additional modifications need to be made. It is also important to understand that the total square footage of your new home refers to the finished portion of your house plan. Finished living areas are generally described as covered with sheetrock and wallpaper or paint. Areas like garages, porches and attics are considered unfinished and are not calculated in the total square footage of your home plan. Be sure that when you purchase your house plan, you purchase the right plan package.

Small House Plan With Big Living

This 2,500 square foot house plan utilizes every square foot. The designer of this two-story house plan has created a well-designed and flexible floor plan that offers easy living spaces and exceptional entertaining opportunities. The kitchen is designed with every amenity a cook would want – a center prep island with dual sinks and plenty of counter space that can easily accommodate seating for four; the oven is centered with plenty of wall cabinets; a corner refrigerator and a separate counter space with extra cabinetry. Basement Plans Offer Flexibility

The benefits of choosing a house plan that includes a full basement foundation are endless. You can create a private retreat like a recreation room, media room, home office, wine cellar, second kitchen, wet bar or additional bedrooms. It’s a great way to give your children a fun and flexible place to hang out with their friends, watch movies and store all their toys, games and electronics. If you’re creating a large living space in your basement, be sure to include at least a half bathroom into your basement design and a small kitchen or wet bar. You’ll be glad you did, when the time comes for entertaining and containing your children to one area of the house. A finished basement also adds to the value (in many cases you’re almost doubling your square footage) and efficiency of your new home. In the winter it’s naturally cooler than the rest of your home and in the winter the opposite is true.

Save Money With Stock House Plans

Stock house plans offer something very important to new consumers — great value. Not only is the cost of a stock plan considerably lower than a custom design, but you’ll save on building costs because stock house plans have already been built and the design is proven. A custom plan works out the kinks as you go along, which can dramatically increase your cost to build.

For example, a custom blueprint by an architect or designer can begin at $2 per square foot, which means a 3,000 square foot home plan would cost minimally $6,000. A similar stock house plan averages around $750. Even with modification costs, a stock plan can easily be half the cost of a house plan drawn from a custom designer or architect.

You can save on construction costs when you use stock house plans, since most stock home plans have already been used at least once so any construction issues regarding the plan have already been resolved. You can also avoid unnecessary building costs and have more accurate budget estimates since the building process should be faster and more efficient.

One of the greatest things about using a stock house plan is the selection. There are thousands of architectural styles and collections to choose from so most likely you will be able to find what your are looking for. Don’t think for a minute that you’ll be forced to accept every single detail in your stock house plan. Making a few changes is no problem, because house plan modifications are very common and offered by most companies. Even with the additional modification costs, stock house plans give you more value for your money.
